CONTRACTOR’S ABILITY TO PERFORM PRELIMINARY SERVICES 

As a general contractor, G. B. Construction’s focus has always been in housing and school projects since its inception in 1982 and continues to this day. G. B. has rendered extensive preliminary services in the housing construction industry. We have engaged developers during the early stages of project development. Our services usually begins as soon as plans in its design development stage is produced by the design team. Plans are evaluated for its design intent, intended use, constructability, and projected costs. The design is also evaluated for compliance with both building codes and/or accessibility requirements.

During this early stage of design development, details are inevitably scarce and lacking. This is especially true in terms of structural details and finish materials. Assumptions are made in certain areas, with those assumptions intended to achieve coherence with overall design. Use of space, overall flow, egress routes and other aspects of the project are evaluated. Constructive recommendations are then provided.

Project site location is visited and evaluated for logistical concerns, accessibility, neighborhood peculiarity, constraints, and contingencies. This information, in addition to geotechnical reports, is evaluated as part of constructability review and project engineering. Architectural designs are evaluated versus specified material and/or structural detail and feedback is provided to achieve timely project completion and turnover.

Developers have praised our ability to provide not only a competitive pricing but also our ability to present comprehensive budget in logical industry standard format and detail that project owners understand and appreciate. This valuable data enables project owners and stakeholders to make well-informed decisions on project direction and necessary adjustments to steer the project.

Project scheduling is an integral part of the preliminary service providing valuable insight in the project timeline as project owners navigate project development from inception, project funding, design and permitting, construction and project commissioning.

As the contract documents progress (plans, specifications, technical reports, etc.), above-described preliminary services go through another round of review. This time with a more critical eye to details as they are added so that review, analysis, evaluations, and budget accurately reflect the changes. This eliminates or minimizes surprises during the construction phase, providing great value to project owners.

The bidding process is incorporated into the preliminary services. This provides verification of cost estimate, review, and confirmation of various scopes, and allows for filling gaps in trade bids.

A collaborative approach with the design team and project stakeholders is adopted throughout the process of preliminary services ensuring success in the transition to construction services.
