The Steps on St. Andrews project is a transformative development that blends historical preservation with modern, sustainable living. This project involves the comprehensive gut-renovation of a charming two-story Craftsman house, meticulously converted into multifamily studio units while honoring the home's original architectural integrity.

Adjacent to the restored Craftsman house, a new one-story community room with a rooftop deck is being constructed, fostering a sense of community. Behind this, a newly built three-story wing will add additional multifamily studios, creating a cohesive Type V-B building with 20 studio units.

Designed with sustainability and resilience in mind, the project incorporates eco-friendly features such as solar panels and backup battery systems. The Steps on St. Andrews is more than just housing—it is a mission-driven development focused on providing permanent supportive housing for veterans, exemplifying our commitment to creating spaces that honor the past while fostering inclusive, supportive communities.

HOMEKEY LAUREL GROVE

WHITTIER, CA 

Homekey Laurel Grove is Holos Communities' second Homekey development, transforming the former Motel 6 site at 8221 Pioneer Blvd, Whittier, CA, into 97 units of permanent supportive housing. This project reflects a commitment to sustainability, livability, and community well-being.

The development features 97 studio units and one manager’s unit, with construction anticipated to be completed in 2023 and occupancy starting in 2024. Key sustainability features include a "Living Lung"—a landscape designed to reduce air, noise, and light pollution from the nearby 605 Freeway—and a pocket park for both tenants and local residents.

Additionally, the project incorporates a greywater system to irrigate landscaped areas and reduces its carbon footprint by repurposing the existing building. Funded by Project Homekey, the Los Angeles County CEO's American Rescue Plan, the Los Angeles County Development Authority's Section 8 Project-Based Vouchers, and the Wells Fargo Foundation, Laurel Grove exemplifies sustainable, supportive housing that strengthens the community.

Homekey Avenida is Holos Communities' inaugural Project Homekey development, transforming the former Avenue Hotel near the Hollywood Freeway's Vermont exit into 75 studio apartments designed to support individuals experiencing homelessness. This project reflects a strong commitment to sustainability, efficiency, and community integration.

Strategically located just steps from the Vermont/Beverly Red Line Station, Avenida offers residents easy access to public transportation, promoting mobility and reducing the need for personal vehicles. The project was completed in approximately 13 months at a cost of $455,000 per unit, demonstrating exceptional efficiency compared to traditional affordable housing developments. This was achieved through streamlined processes and the adaptive reuse of existing structures, minimizing environmental impact.

Developed in partnership with Los Angeles County through Homekey 2.0,

a program by the California State Housing Community Development Department, Avenida represents a collaborative effort to address homelessness through innovative housing solutions. Residents benefit from comprehensive on-site supportive services provided by The People Concern, including case management, medical and dental care, and other essential resources to support successful transitions to permanent housing.

Avenida exemplifies Holos Communities' dedication to creating sustainable, compassionate, and effective housing solutions that meet the urgent needs of our communities.

NEW GENESIS APARTMENTS

New Genesis Apartments is a LEED Platinum certified development located at 456 South Main Street in downtown Los Angeles. Completed in 2012, this six-story, mixed-use building offers 106 units of affordable housing, primarily serving individuals who have experienced homelessness, reflecting a strong commitment to sustainable living and community support.

The building’s innovative design is centered around a large courtyard visible from the street, promoting passive ventilation and natural light throughout the units. The courtyard features large trees planted in an open area connected to the subterranean parking, creating a serene, green space in the heart of the city. The Main Street frontage is activated by expansive glass retail spaces, contributing to the vibrant urban landscape.

New Genesis Apartments offers a range of amenities designed to support residents' well-being, including an on-site health clinic, supportive services offices, community spaces such as a kitchen and lounge, and beautifully landscaped courtyard gardens. This project exemplifies a holistic approach to affordable housing, combining sustainable design with comprehensive support services to foster a thriving, inclusive community in downtown Los Angeles.

PROJECT LEGACY

RIVERSIDE, CA

Project Legacy is an innovative public-private partnership between TruEvolution and the Housing Authority of the County of Riverside, located in downtown Riverside, California. This transformative development provides transitional supportive housing and comprehensive services for LGBTQ+ youth, seniors, and individuals living with HIV/AIDS who are experiencing homelessness.

The project features 49 beds of supportive housing, along with on-site amenities such as a fitness center, career center, and integrated support services. The campus includes craftsman-style bungalows named after influential LGBTQ+ leaders, honoring their contributions to the community.

With significant funding support, including a $10 million grant from the State of California and a $2 million allocation from the Riverside County Board of Supervisors, Project Legacy exemplifies GB’s commitment to building inclusive, sustainable communities that combine thoughtful design with comprehensive support services.

THE SIX APARTMENTS

LOS ANGELES, CA

The Six Apartments is a LEED Platinum-certified, 52-unit affordable housing development located in Los Angeles' MacArthur Park neighborhood. Completed in 2016, this project provides permanent homes and supportive services for disabled veterans and individuals who have experienced homelessness.

The building includes 45 studio units and seven one-bedroom apartments, along with ground-floor offices, support service spaces, and a second-floor recreation and laundry room. Designed to foster a strong sense of community, The Six features a large central courtyard that encourages social interaction among residents.

Sustainability is at the core of The Six’s design, incorporating passive strategies such as natural ventilation and daylighting to reduce energy consumption. Solar panels heat domestic hot water, contributing to energy efficiency. The project achieved a 35% improvement over California's Title 24 Energy Code requirements, showcasing its commitment to environmental responsibility.

The Six Apartments exemplifies a compassionate, sustainable approach to affordable housing, creating a supportive environment that promotes well-being and community engagement.

LOS ANGELES, CA

King 1101 Apartments, also known as MLK1101 Supportive Housing, is a LEED Gold-certified development located in South Los Angeles. Completed in 2019, this four-story building offers 26 affordable units, including studios and three-bedroom apartments, designed to support formerly homeless individuals and low-income families.

The innovative L-shaped design maximizes natural light and cross-ventilation in every unit, reducing reliance on artificial lighting and climate control systems. At the heart of the development is a central elevated courtyard, creating a vibrant communal space that fosters social interaction and a sense of community among residents.

King 1101 Apartments also features street-level retail spaces, which not only generate income to subsidize housing costs but also provide workforce training opportunities for residents, enhancing both economic stability and community engagement.

This project has received numerous accolades, including the 2019 Residential Architect Design Award in the Affordable Housing category, recognizing its outstanding design and positive impact on the community. King 1101 Apartments exemplifies a commitment to sustainable design and social equity, providing essential housing and supportive services while contributing to the revitalization of South Los Angeles.

METAMORPHOSIS ON FOOTHILL

SYLMAR,CA

Metamorphosis on Foothill is a transformative supportive housing development located at 13574 Foothill Boulevard in Sylmar, California. Completed in 2021, this project offers 48 fully furnished apartments, with 47 units dedicated to families and individuals experiencing homelessness, including 24 units of permanent supportive housing and 10 units for formerly homeless military veterans.

The development features 25 studio units, 22 one-bedroom units, and one manager’s unit, each equipped with a full kitchen, bathroom, heating, air conditioning, and furnishings. Community amenities include on-site supportive services, secured entry, bike storage, an elevator, on-site laundry, and a community room that fosters a strong sense of community.

Sustainability is integral to the design, with drought-resistant landscaping, an ADA-compliant park with walking paths, a community garden, and a bioswale for stormwater management. High-efficiency air filtration systems and acoustically enhanced walls help reduce noise and air pollution from the nearby freeway.

Constructing Metamorphosis on Foothill during the COVID-19 pandemic posed significant challenges, but through adaptive strategies and resilience, the project was successfully completed, reflecting our commitment to delivering critical housing solutions even in the most difficult times.
